Virtual Staging
In order to portray lifestyle experiences in the empty home models, I created photorealistic virtual staging to transform empty residential interiors into inviting, fully realized living spaces. Using 3D visualization and interior styling principles, each image was designed to highlight architectural features, communicate feeling, and help prospective buyers envision the potential of the home.
Before incorporating 3D elements, the base photography is refined through photo editing to improve lighting, composition, and overall visual appeal. Edits include enhancing interior lighting, replacing exterior window views with more visually appealing scenery, correcting color balance, softening harsh shadows, and removing distracting elements such as stickers, signage, or unwanted objects. These adjustments create a polished foundation for the 3D staging process and help the final images feel more realistic and market-ready.
The image on the left shows the original photograph of the Opal Ridge model on Cavco’s home lot, while the image on the right shows the edited version prepared for virtual staging.
Once the base photography is prepared, the images are translated into a 3D environment using perspective-matching tools and 3D modeling software. Perspective grids in FSpy are used to accurately align the virtual space with the original photography, while 3D tools such as Blender help establish realistic proportions, depth, and placement within the scene.
Before staging begins, the home’s floorplan, architectural style, and intended buyer experience are reviewed to determine the appropriate furniture selections, color palette, and overall design direction. This ensures each placement decision supports the story of the home and creates a cohesive, realistic living space rather than simply filling the room with objects. The lighting sources, materials of the room and furniture, as well as interactions with the environment must be considered when setting up the model.
After rendering, the image is refined in Photoshop with final lighting, color, and realism adjustments. Once a space is digitally staged, additional perspectives can be rendered efficiently, allowing multiple marketing images to be created from one completed 3D environment.
